Maintenance Technician – Garden‑Style Community

About the role

The Maintenance Technician ensures that the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports resident satisfaction and property performance.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Maintain common areas and grounds by cleaning, pressure‑washing, trash removal, and painting as required.
• Inspect contractor and vendor work to ensure compliance with quality and specification standards.

Required profile

• Ability to work in all weather conditions and perform physical tasks such as lifting up to 25 lb independently (50 lb with assistance), climbing ladders, and crawling in confined spaces.
• Willingness to work a flexible schedule, including on‑call duties during evenings, weekends, and holidays.
• Valid driver’s license for operating a golf cart when needed.

Required skills

• EPA Type 1 certification for refrigerant handling.
• EPA Type II or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
