Maintenance Technician – Cary Greens

About the role

The Maintenance Technician ensures that the physical aspects of Cary Greens at Preston meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite position supports residents, prepares vacant units for new occupants, and helps maintain common areas and amenities.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by removing trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.

Required profile

• Ability to work Monday‑Friday with a rotating on‑call schedule.
• Commitment to follow established procedures, safety standards, and code requirements.
• Attention to detail in documentation, inventory tracking, and quality inspections.
• Physical capability to perform cleaning, pressure‑washing, painting, and general maintenance tasks.
