Job description
About the role
Greystar, a global real estate platform focused on institutional-quality rental housing, is hiring a Maintenance Technician for its Barton Creek Villas property. The role covers technical and mechanical work that keeps the buildings, grounds, amenities and common areas clean, safe and functional.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies, repairs and final inspection.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Document service requests accurately and on time.
- Help maintain grounds and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
- Periodically check contractor and vendor work, and help run property inspections to flag safety and repair issues.
Required profile
- High school diploma, GED or related experience and/or training.
- At least 2 years of experience in property management maintenance, other building maintenance or a related trade.
- Proactive, self-motivated, able to work independently and as part of a team.
- EPA Type I, Type II or Universal certification for refrigerant recycling (for certified service technicians), and all state and local certifications required.
- Valid driver's license to operate a golf cart where applicable.
- Able to stand, walk, sit, climb ladders, lift objects over 50 pounds with assistance, and work in all weather; flexible schedule including call-outs on evenings, weekends and holidays.
Required skills
- Proficiency with internet, word processing, spreadsheet and database programs for reports and documents.
- Ability to read and follow safety and code requirements.
What we offer
- Medical, dental, vision, disability and life insurance, with low employee-only medical costs.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays, plus birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, paid parental leave and fertility benefit reimbursement up to $10,000.
- Employee assistance program, critical illness, accident, hospital indemnity, pet insurance and legal plans.
- Onsite housing discount for onsite team members, and a 6-week paid sabbatical after 10 years.
- Eligibility for weekly, monthly and/or quarterly bonus programs for onsite positions.
