Maintenance Technician - 10 WestEdge

About the role

This Maintenance Technician position at 10 WestEdge, a stabilized 350-unit high-rise apartment, performs technical and mechanical work so that the building, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday, 8am to 5pm, with a rotating on-call schedule.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Run the make-ready process for vacant apartments: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and materials, and inspection of completed work.
• Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
• Complete documentation and paperwork accurately so service requests can be tracked.
• Help maintain grounds, common areas and amenities: pick up trash, pressure-wash breezeways and pool areas, clean and paint curbs and signage as needed.
• Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.
• Periodically check contractor and vendor work against quality standards, and help with routine property inspections.

Required profile

• EPA certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property where applicable.
• Able to stand, walk, sit, climb ladders, reach, carry and crawl in confined spaces, and work indoors and outdoors in all weather.
• Able to lift up to 25 pounds alone and 50 pounds with assistance, and to work a flexible schedule including call-outs on evenings, weekends and holidays.

• Hourly pay of $24.00 - $26.00, with possible weekly, monthly and quarterly bonuses for onsite property positions.
