Maintenance Supervisor - Volta on Pine

About the role

Greystar is hiring a Maintenance Supervisor for the Volta On Pine community (271 units). The role oversees and performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. Schedule is Monday to Friday, 9am to 6pm, subject to change.

Key responsibilities

• Complete work orders from resident requests and routine upkeep, diagnosing defects and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and final inspection.
• Set standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
• Inspect the work of other service team members, contractors and vendors, and develop corrective action plans.
• Maintain spare parts and materials inventory and work with the Community Manager to order supplies within budget.
• Complete monthly preventative maintenance per the Policy and Procedure Manual and help develop the budget for repairs, maintenance and capital projects.
• Run safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
• Respond courteously and efficiently to resident questions and complaints.

Required profile

• High school diploma, GED or related experience and training.
• 1-2 years of experience as Maintenance Supervisor, or in property management maintenance, building maintenance or a related trade.
• Own hand tools unless prohibited by state law, with knowledge of their safe use and maintenance.
• Valid driver's license to operate a golf cart on the property, if applicable.
• EPA certification Type I, II or Universal if the job involves sealed HVAC systems, plus all state and local certifications required.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work a flexible schedule including call-outs on evenings, weekends and holidays.

Required skills

• Proficiency in customer service and interpersonal communication.
• Reading, writing and effective communication.
• Internet, word processing, spreadsheet and database programs; property management system experience preferred.
• Basic math skills for reviewing financial and administrative documents.

• Hourly pay range of $34.00 - $36.00 (Long Beach, CA).
