Maintenance Supervisor - Student Living Apartment

About the role

Greystar is hiring a Maintenance Supervisor for Iconic on Alvarado, a student living apartment community. The role oversees and performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The position is paid $37.00-$39.00 per hour.

Key responsibilities

• Manage work orders from resident service requests and routine upkeep, diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, scheduling vendors and contractors, ordering supplies, completing maintenance and inspecting finished work.
• Set standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, the leasing office, garbage areas, parking lots and other common areas.
• Inspect the work of other service team members, contractors and vendors, and develop corrective action plans where needed.
• Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies and tools within budget.
• Complete monthly preventative maintenance as outlined in the Policy and Procedure Manual.
• Support cost control by fixing rather than replacing parts when possible and using materials and tools efficiently.
• Run regular safety meetings, keep MSDS sheets current and accessible, and stay up to date on OSHA and other safety requirements.
• Provide customer service to residents and the team, answer questions, handle complaints and assign work orders efficiently.
