Maintenance Supervisor – Iconic on Alvarado

About the role

The Maintenance Supervisor ensures that the Iconic on Alvarado student living community remains safe, functional, and attractive. This position oversees technical and mechanical work across buildings, grounds, amenities, and common areas, meeting Greystar’s high standards for cleanliness, appearance, and safety.

Key responsibilities

• Manage resident work orders, diagnose issues, and perform repairs in line with policies, safety standards, and code requirements.
• Lead the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Develop and enforce standards for community grounds, amenities, building exteriors, and interior spaces to reflect Greystar quality.
• Inspect work performed by team members, contractors, and vendors, and implement corrective actions as needed.
• Maintain inventory of spare parts and maintenance supplies, ordering within budgetary limits.
• Execute monthly preventative maintenance tasks and support cost‑cutting initiatives by repairing rather than replacing parts.
• Conduct safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other regulations.

Required profile

• Strong customer‑service orientation with the ability to respond promptly and respectfully to resident inquiries and complaints.
• Ability to prioritize work orders, manage multiple projects simultaneously, and work efficiently in a fast‑paced environment.

Required skills

• Knowledge of safety regulations, including OSHA standards and MSDS handling.
• Experience with preventative maintenance procedures and basic mechanical repairs.
