Maintenance Supervisor - LANA at Lake Norman

About the role

Greystar is hiring a Maintenance Supervisor for LANA at Lake Norman, a 244-unit garden community in Huntersville, NC, in lease-up stage. The role oversees and performs technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Monday to Friday with a rotating on-call schedule.

Key responsibilities

• Complete work orders from resident requests and routine upkeep by diagnosing problems and repairing them according to policy, safety standards and code requirements.
• Oversee the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and inspection of completed work.
• Set standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots and other common areas.
• Inspect the work of other service team members, contractors and vendors, and develop corrective action plans.
• Maintain spare parts and maintenance material inventory and work with the Community Manager to order supplies within budget.
• Complete monthly preventative maintenance per the Policy and Procedure Manual and help develop the budget for repairs, maintenance and capital projects.
• Run regular safety meetings, keep MSDS sheets current and stay up to date on OSHA and other safety requirements.
• Respond to residents courteously and efficiently, and practice cost control by fixing rather than replacing parts when possible.

Required profile

• High school diploma, GED or related experience and training.
• Experience in property management maintenance, other building maintenance or a related trade.
• Own hand tools unless prohibited by state law, with knowledge of their safe use and maintenance.
• Valid driver's license to operate a golf cart on the property, if applicable.
• Ability to work indoors and outdoors in all weather, and to lift up to 25 pounds alone and 50 pounds with assistance.
• Flexible schedule including call duty on evenings, weekends and holidays.

Required skills

• EPA certification Type I and II or Universal if the job involves sealed HVAC systems.
• All certifications required by state and local jurisdictions.
• Proficiency in internet, word processing, spreadsheet and database programs; property management system experience preferred.
• Basic math skills for reviewing financial and administrative documents.

• Hourly pay of $33.00 - $35.00, with possible weekly, monthly or quarterly bonuses depending on whether the role is corporate or onsite.
