Maintenance Supervisor

About the role

The Maintenance Supervisor supports the Maintenance Director in keeping the property safe, attractive, and functional. This role oversees preventive maintenance programs, property inspections, inventory control, and the daily work of the maintenance team.

Key responsibilities

• Schedule, train, supervise, and evaluate all maintenance personnel.
• Prioritize work orders and ensure timely completion, including after‑hours emergency calls.
• Manage company‑owned equipment and tools.
• Supervise make‑ready of vacant units and conduct regular property inspections.
• Develop and enforce preventive maintenance procedures.
• Prepare purchase orders and order parts and supplies.
• Assist with annual and semi‑annual unit inspections and overall project maintenance (grounds, custodial, corrective, deferred, emergency).
• Support resident retention programs and correct unsafe conditions promptly.
• Ensure compliance with all local, state, and federal safety regulations.

Required profile

• High School Diploma or GED; advanced training or degree in building maintenance, construction, skilled trades, or related field preferred.
• Minimum 5 years of building maintenance experience.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building systems.
• Experience with administrative reporting and Yardi software preferred.
• Ability to work outdoors in all weather conditions and lift 50+ lb regularly.
• Self‑motivated team player with strong attention to detail and communication skills.
