Maintenance Supervisor – Heritage Apartments

About the role

The Maintenance Supervisor ensures that Heritage Apartments’ buildings, grounds, amenities and common areas meet Greystar’s high standards for cleanliness, safety and functionality. This onsite role combines hands‑on technical work with oversight of maintenance processes and vendor coordination.

Key responsibilities

• Assist and complete work orders generated from resident requests and routine upkeep, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing maintenance tasks and inspecting finished work.
• Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas and parking lots to reflect Greystar quality.
• Periodically inspect work performed by service team members, contractors and vendors to ensure compliance with quality standards, scope and specifications, and implement corrective actions as needed.
• Maintain adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies and tools.

Required profile

• Proven experience in property or facilities maintenance, preferably in multi‑unit residential settings.
• Strong knowledge of building systems, safety regulations and code compliance.
• Ability to diagnose problems, prioritize tasks and manage multiple work orders efficiently.
• Excellent organizational skills and attention to detail.
