Leasing Professional - The Beverly at Shadow Lake

About the role

The Leasing Professional coordinates the community's marketing, leasing and renewal strategies to reach occupancy, revenue and resident retention goals. The role covers all activities related to leasing new residents, keeping residents satisfied during their lease and securing lease renewals.

Key responsibilities

• Greet and qualify prospects, give community tours and show apartments, process applications, run credit and criminal background checks, prepare the lease and move-in package and ensure a smooth move-in and lease signing.
• Inspect apartments before move-in so they are move-in ready and schedule outstanding items with the maintenance team.
• Stay informed on market and competitor conditions, develop short- and long-term marketing plans and follow community policies on concessions and specials.
• Run marketing activities such as resident referral and employer outreach, and use online tools (Craigslist, Facebook, e-mail, other websites).
• Use on-site property management software (OneSite, Yardi, etc.) to track availability, traffic and leasing activity and manage resident and prospect data.
• Keep the community and show units to company standards, communicate maintenance needs and prepare the leasing office daily.
• Follow up with prospects and new residents by e-mail, thank-you notes and calls to finalise lease or renewal decisions.
• Support the lease renewal program by preparing renewal letters and packages, contacting renewing residents before move-out and ensuring documents are signed on time.
• Respond promptly and courteously to resident and owner concerns and route requests to the right people.

Required profile

• All state and local licenses and certifications required for the position.
• Valid driver's licence to operate a golf cart on property.
• Able to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule including call duty on evenings, weekends and holidays; occasional travel to other properties or training.

What we offer

• Hourly pay of $15.50 - $17.00, with possible weekly, monthly or quarterly bonuses depending on onsite or corporate role.
