Leasing Professional - Juniper

About the role

A stabilized 925-unit apartment community in Juniper is hiring a Leasing Professional. The role coordinates the community's marketing, leasing and renewal strategies to reach occupancy, revenue and resident retention goals, while handling all activities related to leasing new residents, keeping residents satisfied during their tenancy and securing lease renewals. The schedule is five days a week with weekends required.

Key responsibilities

• Greet and qualify prospects, give community tours and show apartments, process applications, run credit and criminal background checks, prepare leases and move-in packages, and ensure a smooth move-in and lease signing.
• Inspect apartments before move-in so they are move-in ready, and schedule outstanding items with the maintenance team.
• Stay informed on market and competitor conditions, develop short- and long-term marketing plans, and follow community policies on concessions and specials.
• Run marketing activities such as resident referral and employer outreach programs and use online tools (Craigslist, Facebook, e-mail, other websites).
• Use property management software (OneSite, Yardi) to track availability, traffic, leasing activity and resident and prospect data.
• Keep show units and the leasing office in top condition, communicate maintenance needs, and merchandise show units and amenities.
• Follow up with prospects and new residents by e-mail, thank-you notes and calls to close leases and renewals.
• Prepare lease renewal letters and packages, contact renewing residents before move-out, and make sure renewal documents are signed on time.
• Respond promptly and courteously to resident and owner concerns and escalate requests as needed.

Required profile

• 1-2 years of experience.
• Strong professional communication and problem-solving skills, with a proven ability to streamline leasing processes.
• All licenses and certifications required by state and local jurisdictions, and a valid driver's license to operate a golf cart on property.
• Ability to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule including call-outs on evenings, weekends and holidays; occasional travel to other properties or training may be required.

Required skills

• Proficiency in property management software including Yardi, Entrata, RealPage and OneSite.
• Experience with CRM management, lead tracking and maintaining accurate leasing records.
