Leasing Professional - Haven at Towne Center

About the role

This position coordinates the community's marketing, leasing and renewal strategies to reach occupancy, revenue and resident retention goals. It covers all activities related to leasing new residents, keeping residents satisfied during their lease and securing lease renewals.

Key responsibilities

• Sell and lease apartments: greet and qualify prospects, give tours, process applications, run credit and background checks, prepare leases and move-in packages, and ensure a smooth move-in.
• Inspect apartments before move-in and schedule outstanding items with the maintenance team.
• Stay informed on market and competitor conditions, develop short- and long-term marketing plans, and follow concession and special programs.
• Run marketing activities such as resident referral and employer outreach, and use online tools (Craigslist, Facebook, e-mail).
• Use on-site property management software (OneSite, Yardi) to track availability, traffic and resident data.
• Keep show units and the leasing office in top condition, reporting maintenance needs to the maintenance team.
• Follow up with prospects and new residents by e-mail, thank-you notes and calls to close leases and renewals.
• Prepare renewal letters and packages, contact renewing residents before move-out, and make sure renewal documents are signed on time.
• Respond promptly and courteously to resident and owner concerns and requests.

Required profile

• All licenses and certifications required by state and local jurisdiction.
• Valid driver's license to operate a golf cart on property.
• Able to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule including call duty on evenings, weekends and holidays; occasional travel to other properties or training.
