Leasing Professional - Avana on Broad

About the role

A Leasing Professional is needed for the stabilized 320-unit garden-style community Avana on Broad in Durham, NC. The role coordinates the community's marketing, leasing and renewal strategies to reach occupancy, revenue and resident retention goals, handling all activities related to leasing new residents, keeping residents satisfied during their tenancy and securing lease renewals. Schedule is Monday to Friday plus rotating weekends.

Key responsibilities

• Greet and qualify prospects, give community tours and show apartments, process applications, run credit and criminal background checks, prepare leases and move-in packages, and ensure a smooth move-in and lease signing.
• Inspect apartments before move-in so they are move-in ready and schedule outstanding items with the maintenance team.
• Stay informed on market and competitor conditions, develop and implement short- and long-term marketing plans, and follow community policies on concessions and specials.
• Run marketing activities such as resident referral and employer outreach programs and use online tools (Craigslist, Facebook, e-mail, other websites).
• Use on-site property management software (OneSite, Yardi, etc.) to track availability, traffic and leasing activity and manage resident and prospect data.
• Keep the community and show units to company standards by inspecting the marketing corridor and leasing tour daily, and prepare the leasing office.
• Follow up with prospects and new residents by e-mail, thank-you notes and calls to finalize lease or renewal decisions.
• Support the lease renewal program by preparing renewal letters and packages, contacting renewing residents before move-out and ensuring documents are signed on time.
• Respond promptly and courteously to resident and owner concerns and escalate requests to the right people.

Required profile

• All licenses and certifications required by state and local jurisdictions.
• Valid driver's license to operate a golf cart on property.
• Able to stand, walk or sit for long periods, work indoors and outdoors in all weather, and lift up to 25 pounds alone and 50 pounds with help.
• Able to work a flexible schedule, including call duty on evenings, weekends and holidays, and occasional travel to other properties or training.

What we offer

• Hourly pay of $16.00 - $18.00, with possible weekly, monthly or quarterly bonuses depending on performance.
