About the role
The Leasing Manager for the Ophelia community will lead all marketing, advertising, and leasing activities to achieve revenue, occupancy, and resident retention goals. This role oversees the leasing team, coordinates with maintenance, and ensures the property is presented optimally to prospective residents.
Key responsibilities
- Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy targets.
- Monitor on‑site traffic, maintain an inventory of ready‑to‑lease apartments, set rent pricing, and manage concessions.
- Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement pricing and incentive strategies.
- Create and execute advertising strategies using available technology and property‑management software to generate leasing reports.
- Collaborate with maintenance to ensure property appearance and safety standards, inspect ready units, and employ merchandising techniques such as mini‑models.
- Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.
Required profile
- Proven lease‑up experience in multifamily or residential communities.
- All required state and local licenses or certifications for leasing activities.
- Strong knowledge of market dynamics and ability to develop effective marketing plans.
Required skills
- Proficiency with property‑management software for reporting and communication.
