Leasing Manager – Garden-Style Community (240 Units)

About the role

Greystar is seeking a Leasing Manager for its Encore Sona garden‑style community in Ft. Myers. The manager will direct marketing, leasing, and resident‑retention activities for a 240‑unit property, ensuring revenue and occupancy targets are met.

Key responsibilities

• Lead community marketing, print and internet advertising, and sales activities to achieve revenue and occupancy goals.
• Monitor on‑site traffic, maintain an inventory of ready apartments, set rent pricing and concessions, and oversee daily leasing operations.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing and incentive strategies.
• Create and execute print and digital advertising campaigns, leveraging technology and property‑management software for reporting.
• Collaborate with maintenance to ensure property appearance and safety standards, and enhance unit salability through inspections, staging, and merchandising.
• Participate directly in the leasing process: generate traffic, qualify prospects, prepare lease documents, and manage move‑in procedures.

Required profile

• Proven experience managing leasing operations for multi‑unit residential communities.
• Strong knowledge of local rental market trends and competitor activity.
• Ability to lead and motivate a leasing team to meet performance targets.
• Excellent communication, organizational, and analytical skills.
