Leasing and Marketing Manager – Student Living

About the role

Greystar is seeking a Leasing and Marketing Manager for its Union on 24th student living community in Austin. The role leads all marketing, advertising, and leasing activities to achieve revenue, occupancy, and resident retention targets while ensuring a high‑quality resident experience.

Key responsibilities

• Direct community marketing, print and internet advertising, and sales initiatives to meet revenue and occupancy goals.
• Monitor on‑site traffic, maintain an inventory of “ready” apartments, set rent pricing, concessions, and leasing incentives.
• Analyze market and competitor conditions, develop short‑ and long‑term marketing plans, and implement creative pricing strategies.
• Create and execute advertising strategies using available technology and property‑management software to generate leasing reports.
• Collaborate with maintenance to ensure community appearance, safety, and unit readiness, including merchandising techniques such as mini‑models.
• Participate actively in the leasing process: generate traffic, qualify prospects, prepare lease documents, and oversee move‑in procedures.
• Review and analyze financial, traffic, and closing reports to drive performance improvements.

Required profile

• Proven experience in leasing and marketing within multifamily or student housing environments.
• Strong understanding of local market dynamics and competitor activity.
• Ability to lead and motivate leasing teams and coordinate with operations staff.
• Analytical mindset for reviewing financial and performance data.
