Maintenance Technician (Lease Up) - North Austin

About the role

The Maintenance Technician (Lease Up) ensures that apartments and common areas are ready for new residents and that all building systems operate safely and efficiently. This full‑time, onsite position supports Greystar’s high standards for property appearance, functionality, and resident satisfaction.

Key responsibilities

• Complete work orders and preventative maintenance, diagnosing issues and repairing them according to safety codes and company policies.
• Perform the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain grounds and common areas by cleaning, pressure‑washing, trash removal, and minor painting tasks.
• Document all service requests accurately and track inventory of supplies and tools.

Required profile

• Adhere to Greystar’s safety and risk‑management policies, attend safety meetings, and complete OSHA training.
• Inspect contractor work to ensure it meets quality standards and specifications.
• Assist with routine property inspections to identify safety concerns and communicate maintenance needs to management.

Required skills

• EPA Type I, Type II or Universal certification for refrigerant recycling.
• Valid driver’s license (required for operating a golf cart on larger properties).
• Ability to lift 25 lb independently and 50 lb with assistance, and work in all weather conditions.
