Job description
About the role
A Lease-Up Service Technician works on a 204-unit apartment property in San Diego, performing technical and mechanical work so that the buildings, grounds, amenities and common areas meet the company's standards for cleanliness, appearance, safety and functionality. The schedule is Tuesday to Saturday, with weekend availability and on-call duty required.
Key responsibilities
- Complete work orders from resident service requests and preventative maintenance by diagnosing problems and repairing them according to policy, safety standards and code requirements.
- Carry out the make-ready process for vacant apartments: pre-move-out inspection, punch list, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks and inspecting the work.
- Track inventory, return unused items and notify the maintenance supervisor of re-order needs.
- Complete service documentation accurately and on time.
- Help maintain grounds, common areas and amenities, such as cleaning, pressure washing breezeways and pool areas, and painting curbs and signage.
- Support cost control by fixing rather than replacing parts and using materials and tools efficiently.
- Take part in safety meetings, OSHA and other safety training, and report accidents and incidents.
- Periodically check contractor work and help with routine property inspections.
Required profile
- 1-2 years of property maintenance experience; general maintenance experience in electrical, plumbing and painting is sought.
- EPA certification Type I and II or Universal for refrigerant recycling (for certified technicians).
- All certifications required by state and local jurisdictions.
- Valid driver's license to operate a golf cart on property where applicable.
- Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and work flexible hours including evenings, weekends and holidays.
What we offer
- Pay of $25.50-$27.50 per hour, with possible weekly, monthly or quarterly bonuses for onsite positions.
- Medical, dental, vision, disability and life insurance, plus an employee assistance program.
- Paid time off: 15 vacation days, 4 personal days, 10 sick days and 11 paid holidays for new hires, plus birthday off after 1 year.
- 401(k) with company match up to 6% after 6 months, and a 6-week paid sabbatical after 10 years.
- Housing discount of 20% at Greystar-managed communities, subject to availability.
