Lead Maintenance Technician - Silver

About the role

A Greystar property in Artis (a stabilized, mid-rise apartment with 268 units) is looking for a Lead Maintenance Technician. The role leads the technical and mechanical work that keeps the units, buildings, grounds, amenities and common areas clean, safe and functional. The schedule is Monday to Friday, 9am to 6pm.

Key responsibilities

• Complete work orders from resident service requests and preventative maintenance, diagnosing defects and repairing them according to policies, timelines, safety standards and code requirements, under the Area Maintenance Manager.
• Run the make-ready process for vacant units: pre-move-out inspection, punch list, vendor and contractor scheduling, supplies and materials, and final inspection.
• Manage inventory of materials, supplies, equipment and tools, track usage and order supplies.
• Monitor Leonardo 247, Entrata and other platforms for property and unit inspections required by code, regulation or policy.
• Document service requests accurately and on time.
• Maintain grounds, common areas and amenities, including cleaning, pressure washing breezeways and pool areas, and painting curbs and signage.
• Support cost control by repairing rather than replacing parts and using materials efficiently.
• Inspect contractor and vendor work against quality standards and specifications.
• Assist in routine property inspections and report safety and risk concerns to management.
• Comply with safety policies, attend safety meetings, complete OSHA and other required training, and report accidents promptly.

Required profile

• 3 to 5 years of hands-on experience in painting, plumbing and electrical repairs, with strong troubleshooting, diagnostic and problem-solving skills.
• Resourceful, organized and able to work independently; high school diploma, GED or related experience or training.
• EPA certification Type I, II or Universal for refrigerant recycling, and all state and local certifications required for service technicians.
• Valid driver's license to operate a golf cart on property.
• Ability to work indoors and outdoors in all weather, lift up to 25 pounds alone and 50 pounds with help, and travel between properties and to training.

• Proficiency with hand tools, power tools, measuring devices and mechanical equipment.
• Customer service and clear communication with residents, clients and team members.
• Ability to read, write and communicate effectively as a first point of contact for visitors.

The hourly pay range is $25.00 - $28.00 (San Jose).
