Floating Service Supervisor - Lakeview
greystar · City Office Greenwood Village
Job description
About the role
The Floating Service Supervisor ensures that the community’s buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and functionality. This role involves both hands‑on technical work and supervision of maintenance activities.
Key responsibilities
- Complete work orders from resident requests, diagnose issues, and perform repairs following safety and code standards.
- Oversee the make‑ready process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Develop and enforce cleanliness and appearance standards for grounds, building exteriors, interiors, signage, parking areas, and other common spaces.
- Inspect work performed by service team members, contractors, and vendors to ensure compliance with policies and quality specifications.
- Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting and ordering.
- Execute monthly preventative maintenance tasks and support cost‑control initiatives by repairing rather than replacing parts when feasible.
- Conduct safety meetings, keep MSDS sheets current, and stay updated on OSHA and related regulations.
- Provide excellent customer service to residents and respond promptly to maintenance inquiries and complaints.
Required profile
- High school diploma, GED, or equivalent experience; background in property management maintenance or a related trade.
- Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely and effectively.
- Strong logical problem‑solving skills and proficiency in customer service and interpersonal communication.
- Basic literacy in reading, writing, and communicating company policies and procedures.
- Proficiency with internet, word processing, spreadsheets, and database programs; property management system experience preferred.
Required skills
- EPA Type I & II or Universal certification for HVAC work.
- All state and local certifications required for the role.
- Valid driver’s license (required to operate a golf cart on the property).
- Competence with hand tools, power tools, and mechanical equipment.
What we offer
- Hourly pay range $33.00 – $37.00.
- Competitive medical, dental, vision, disability and life insurance.
- Generous paid time off, including vacation, personal, sick days, holidays and birthday off after one year.
- On‑site housing discount at Greystar‑managed communities (subject to availability).
- 6‑week paid sabbatical after 10 years of service (and every 5 years thereafter).
- 401(k) with company match up to 6% after 6 months.
- Paid parental leave and lifetime fertility benefit reimbursement up to $10,000.
