Community Manager for Alexan Moto Property

About the role

Greystar is seeking a Community Manager to oversee the day‑to‑day operations of the Alexan Moto property in Raleigh, NC. This position will manage the property team, ensure compliance with housing regulations, and drive financial performance during the lease‑up phase.

Key responsibilities

• Manage daily property operations, including team supervision and resource allocation.
• Provide input on budget development by analyzing financial statements and market data.
• Achieve revenue targets by setting rent rates, collecting payments, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and coordinate coding to appropriate accounting codes.
• Control expenditures within approved budgets and manage petty cash.
• Oversee lease enforcement: approve resident applications, process renewals, conduct inspections, issue notices, handle evictions, and collect late fees.
• Monitor market and economic trends to inform property strategy.

Required profile

• Experience in property or community management, preferably in a lease‑up environment.
• Knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and related multifamily housing regulations.
• Ability to analyze financial data, manage budgets, and oversee vendor relationships.
• Strong organizational skills to handle lease administration, inspections, and compliance tasks.
