Maintenance Technician – The Riley (Raleigh)

About the role

The Maintenance Technician will ensure that the physical aspects of The Riley property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position supports resident satisfaction and prepares vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory by tracking usage of materials, supplies, tools, and equipment, returning unused items and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.

Required profile

• Ability to diagnose and repair mechanical and technical issues in residential properties.
• Experience with preparing vacant units for new tenants, including inspections and coordination with vendors.
• Strong organizational skills for inventory management and documentation.
• Willingness to perform general cleaning, landscaping, and minor painting tasks.
• Commitment to cost‑effective maintenance practices.
