Community Manager (Floating)

About the role

Greystar is seeking a Community Manager (Floating) to oversee day‑to‑day operations of an assigned property in Jacksonville. The role involves managing staff, financial performance, and ensuring compliance with company policies and housing regulations.

Key responsibilities

• Develop and input property budgets by analyzing financial statements and market data.
• Achieve revenue targets by setting rent rates, collecting payments, making deposits, and preparing monthly financial reports.
• Approve vendor invoices, verify insurance certificates, code charges, and coordinate with accounting and owners.
• Control expenditures within approved budgets and manage petty cash.
• Oversee lease enforcement, including application approvals, renewals, inspections, evictions, and collection of fees.
• Monitor market and economic trends to implement short‑ and long‑term leasing strategies that meet occupancy and revenue goals.
• Promote resident satisfaction through responsive service and community initiatives.

Required profile

• Proven experience in property or community management within multifamily housing.
• Strong understanding of Fair Housing, ADA, Fair Credit Reporting Act, and related regulations.
• Ability to analyze financial data, prepare budgets, and generate reports.
• Excellent organizational and communication skills for coordinating with vendors, owners, and residents.
• Detail‑oriented approach to invoice verification and compliance documentation.
