Community Manager - Affordable Housing

About the role

Fairstead, a real estate firm focused on affordable housing, is hiring a Community Manager for one of its properties. The role covers day-to-day operations, on-site compliance activities and the overall performance of the assigned property.

Key responsibilities

• Ensure compliance with leasing laws, including HUD, Fair Housing, ADA and the Fair Credit Reporting Act, and stay current with the HUD 4350.3 Handbook
• Prepare site REAC reviews, EHS violations cleared, Management and Occupancy Reviews, investor and LIHTC reviews, and annual and interim recertifications
• Respond to regulatory agencies, implement intervention strategies for non-compliant tenants, and document lease violations and coordinate evictions
• Collect rent and late fees, process applications, pursue delinquencies, and monitor arrears and litigation
• Handle tenant requests, questions, problems and complaints, and alert staff to move-ins, move-outs and emergencies
• Supervise preventive and emergency maintenance, coordinate vendor bids, conduct unit inspections and bi-annual walk-throughs with the Building Superintendent
• Track construction and renovation projects, attend monthly budget meetings, and report on building maintenance needs

Required profile

• Three years of management experience, including supervising a team (property management, hospitality, retail or restaurant)
• COS or CPO certification, EIV experience, and TCS certification for tax credit properties
• Bachelor's degree preferred; experience in affordable housing
• Ability to multi-task and meet tight deadlines

Required skills

• Proficiency in Microsoft Office Suite
• Yardi and Realpage experience preferred
