Groundskeeper/Porter - Kapilina Beach

About the role

A full-time entry-level groundskeeper/porter position at the Kapilina Beach community in Ewa Beach, Hawaii, scheduled regularly with on-call possibilities. The role keeps the community's grounds, amenities and curb appeal in good condition and supports the service team.

Key responsibilities

• Inspect the community throughout the day to remove litter, debris and pet droppings, keeping common areas and amenities neat.
• Remove trash and items from vacant apartments before make-ready, transfer trash to the dumpster or storage area, and clean and maintain storage areas.
• Complete minor and routine service requests asked by the Service Supervisor and/or Community Manager, and help the make-ready specialist with the turn process.
• Change locks in line with property policy and ensure pool gate safety meets codes.
• Distribute notices and communications to residents as needed.
• Report hazards or dangerous situations to supervisors.
• Treat residents with respect, answer questions and respond sensitively to complaints about maintenance.
• Attend safety meetings, complete OSHA and other safety training, and report accidents and incidents promptly.

Required profile

• Entry level; valid driver's license to operate a golf cart on property.
• Able to stand, walk or sit for long periods, bend, climb ladders, reach, carry objects and crawl in confined spaces.
• Able to work indoors and outdoors in all weather and to lift up to 25 pounds alone and 50 pounds with help.
• Flexible schedule including call duty on evenings, weekends and holidays; occasional travel to other properties or training.
