Commercial Construction Monitoring Specialist

About the role

The Commercial Construction Monitoring Specialist oversees the construction draw process for commercial lending projects. Acting as a liaison between lenders, borrowers, contractors, and internal teams, the specialist ensures that disbursements align with verified project progress, contractual terms, and loan policies.

Key responsibilities

• Review, analyze, and approve construction draw requests against project specifications, budgets, and third‑party inspections.
• Verify supporting documentation such as lien waivers, signed pay applications, and invoices.
• Reconcile contractor draw requests with available loan funds and confirmed work completed.
• Examine contracts, budgets, draw schedules, and inspection reports for accuracy and compliance with AIA G702/G703 standards.
• Maintain project records in Built construction management software and track both hard and soft costs.
• Serve as primary contact for draw‑related inquiries, change orders, cost overruns, and lien status.
• Identify and escalate risks related to budget, compliance, or schedule delays.
• Complete mandatory training, including BSA and Anti‑Money Laundering procedures.

Required profile

• High School Diploma or GED; Bachelor’s degree preferred.
• Minimum three years of experience in construction loan administration, commercial lending, or construction project management.
• Strong attention to detail and ability to work independently.

Required skills

• Proficiency with Built construction management software.
• Knowledge of AIA G702/G703 documentation standards.
• Understanding of BSA and Anti‑Money Laundering compliance requirements.
