Service Supervisor – Student Living

About the role

The Service Supervisor for Student Living oversees the technical and mechanical upkeep of the community’s buildings, grounds, amenities and common areas, ensuring they meet Greystar’s standards for cleanliness, safety and functionality. This full‑time, onsite position is based in Des Moines, IA and plays a key role in delivering a high‑quality living experience for residents.

Key responsibilities

• Receive, prioritize and manage work orders generated from resident service requests and routine community upkeep.
• Diagnose defects or issues, perform repairs, and ensure compliance with safety standards, company policies and local codes.
• Lead the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creation of punch‑list items and coordination of necessary maintenance.
• Schedule and supervise maintenance staff or external vendors to complete repairs and preventive maintenance tasks.
• Maintain accurate records of work performed, parts used and time spent on each job.

Required profile

• Proven experience in property or facilities maintenance, preferably in multi‑unit residential or student housing environments.
• Strong problem‑solving abilities and attention to detail.
• Ability to work independently, prioritize tasks and communicate effectively with residents and team members.
• Knowledge of relevant safety regulations and building codes.
