Maintenance Technician - Silver

About the role

This full‑time Maintenance Technician position supports a stabilized, mid‑rise property of 268 units in San Jose. The role ensures buildings, grounds, amenities and common areas meet Greystar’s standards for safety, appearance and functionality.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspections.
• Maintain inventory of tools, supplies and equipment, track usage and notify the supervisor of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts whenever possible.

Required profile

• 1‑2 years of hands‑on experience in painting, plumbing, electrical systems and troubleshooting/diagnostic repairs.
• Ability to work a flexible schedule (Tuesday‑Saturday, 9 am‑6 pm) and respond to on‑call duties during evenings, weekends and holidays.
• Physical ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (50 lb with assistance) in all weather conditions.

Required skills

• Proficiency with property‑management platforms such as Yardi and HappyCo (preferred).
• EPA Type I, Type II or Universal refrigerant recycling certification.
• Valid driver’s license for operating a golf cart where required.
