Maintenance Technician – Garden Style Community

About the role

The Maintenance Technician ensures that the physical aspects of a stabilized, garden‑style apartment community meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This onsite position involves routine repairs, preventative maintenance, and preparation of vacant units for new residents.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance by diagnosing defects and making repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking and reporting.
• Assist with grounds and common‑area upkeep by picking up debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• 3–5 years of experience repairing and troubleshooting household appliances.
• EPA certifications Type 1 and II or Universal for refrigerant recycling.
• Valid driver’s license (required for operating a golf cart on larger properties).
• Willingness to work a flexible schedule, including on‑call duties evenings, weekends, and holidays.
