Maintenance Technician – Central Square at Watermark

About the role

Greystar is seeking a Maintenance Technician to support the Central Square at Watermark Apartments. The role ensures that the building’s physical aspects, grounds, amenities and common areas meet the company’s standards for cleanliness, safety and functionality.

Key responsibilities

• Complete work orders generated from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks and final inspections.
• Manage inventory of tools, supplies and equipment, track usage, return unused items and notify the supervisor of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep by picking up trash, pressure‑washing breezeways and pool areas, general cleaning and painting curbs or signage as required.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials and tools efficiently.

Required profile

• Ability to diagnose mechanical or technical problems and perform repairs in compliance with safety and code standards.
• Experience preparing vacant apartments for new occupants, including inspections and coordination with vendors.
• Strong organizational skills for inventory tracking and documentation.
• Willingness to perform general cleaning, pressure‑washing and painting tasks.
• Commitment to cost‑effective maintenance practices.
