Maintenance Technician – Avila (Rancho Santa Margarita)

About the role

The Maintenance Technician ensures that the physical aspects of the Avila at Rancho Santa Margarita community—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. The role involves responding to resident service requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders from resident requests and preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of supplies and tools, track usage, and reorder materials as needed.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, and painting of curbs and signage.
• Inspect contractor work and conduct routine property inspections to identify safety and risk concerns.

Required profile

• 1–2 years of property maintenance experience.
• EPA certification (Type 1, II or Universal) and CPO certification preferred.
• Experience with HVAC diagnostics and repair.
• Proficiency with property‑management software such as Yardi, Leonardo247, or Happy Co.
• Bilingual ability in English and Spanish is a plus.
