Maintenance Technician – Avila at Rancho Santa Margarita

About the role

Greystar is seeking a Maintenance Technician to support the Avila at Rancho Santa Margarita community. The role ensures that buildings, grounds, amenities, and common areas meet the company’s standards for safety, appearance, and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance by diagnosing issues and performing repairs in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to maintain clear records.
• Assist with grounds and common‑area upkeep, such as trash removal and pressure‑washing breezeways.

Required profile

• 1‑2 years of property maintenance experience.
• EPA and CPO certifications preferred.
• Hands‑on experience diagnosing and repairing HVAC systems.
• Familiarity with property‑management software (Yardi, Leonardo247, Happy Co or similar).
• Bilingual ability in English and Spanish is a plus.
• Availability to work Tuesday‑Saturday, 9 am‑6 pm; housing discount not provided.
