Maintenance Technician – Avila (Rancho Santa Margarita)

About the role

Greystar is seeking a Maintenance Technician to support the Avila community in Rancho Santa Margarita. The role involves performing technical and mechanical work to keep the property’s buildings, grounds, amenities, and common areas safe, functional, and well‑maintained.

Key responsibilities

• Respond to resident service requests and preventative maintenance work orders, diagnosing issues and completing repairs in line with safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs, and final quality checks.
• Manage inventory of tools, supplies, and equipment, tracking usage and notifying the supervisor of re‑order needs.
• Document all service requests and maintenance activities accurately and promptly.
• Maintain grounds and common areas by trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage as needed.
• Provide additional support for on‑call and weekend duties as required.

Required profile

• 1‑2 years of hands‑on maintenance experience in a residential or commercial setting.
• Availability to work weekends and be on call, with a schedule typically Tuesday‑Saturday, 9 am‑6 pm.
• Ability to follow safety procedures, work independently, and communicate effectively with residents and vendors.

Required skills

• Strong HVAC knowledge and repair ability.
• Appliance repair, plumbing, and drywall skills.
• Familiarity with property management software such as Yardi or Leonardo 247 (preferred).
