Maintenance Technician – Avana Southview

About the role

The Maintenance Technician ensures that the physical aspects of the property—including buildings, grounds, amenities, and common areas—meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time, onsite position supports resident satisfaction and property readiness.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Manage inventory of supplies, tools, and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and maintain timely paperwork.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible.

Required profile

• Adherence to Greystar’s safety and risk‑management policies, including OSHA training and incident reporting.
• Ability to inspect contractor work for quality and compliance.
• Willingness to conduct routine property inspections and communicate maintenance needs to management.
• Physical capability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance), and work in all weather conditions.
• Flexibility to be on call during evenings, weekends, and holidays.

Required skills

• EPA Type I, Type II, or Universal certification for refrigerant recycling.
• All state and local certifications required for service technicians.
• Valid driver’s license (required for operating a golf cart where applicable).
