Leasing Manager - The Cloud on 5th (Student Living)

About the role

The Leasing Manager oversees marketing, advertising, sales activities, and the leasing team to achieve revenue, occupancy, and resident retention goals for The Cloud on 5th student living community.

Key responsibilities

• Direct community marketing, advertising, pricing, concessions and monitor daily leasing activities to meet revenue and occupancy targets.
• Develop and implement short‑ and long‑term marketing plans, creative pricing strategies and advertising campaigns to boost traffic and leases.
• Collaborate with maintenance to ensure unit readiness, conduct inspections, create mini‑models and use merchandising techniques.
• Participate in the leasing process: generate traffic, qualify prospects, prepare lease documents and manage move‑ins.
• Analyze financial, traffic and closing reports to identify performance issues and present findings to owners and managers.
• Oversee lease renewal program, resident communications and move‑out assistance.
• Supervise leasing team: recruit, train, evaluate performance and ensure compliance with company policies.

Required profile

• Experience in property leasing, marketing or sales within multifamily or student housing.
• Strong knowledge of market conditions, pricing strategies and advertising platforms.
• Ability to analyze reports, resolve leasing performance issues and present results to stakeholders.
• Excellent customer service skills to address resident and owner concerns promptly.
