Service Technician – The Cloud on 5th (Student Living)

About the role

This onsite Service Technician position supports the St. Cloud, MN student‑living community by ensuring all building systems, grounds, amenities and common areas meet Greystar’s standards for safety, cleanliness and functionality.

Key responsibilities

• Complete resident work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement and final quality checks.
• Maintain inventory of tools, supplies and equipment, tracking usage and notifying supervisors of re‑order needs.
• Document service requests accurately and timely, and assist with general grounds upkeep, pressure‑washing, cleaning and minor painting tasks.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.
• Participate in safety meetings, complete OSHA training, and report incidents promptly.
• Inspect contractor work and conduct periodic property inspections to identify safety or maintenance concerns.

Required profile

• High school diploma, GED or equivalent with at least 2 years of property or building maintenance experience.
• Proactive, self‑motivated and able to work independently as well as part of a team.
• May need relevant certifications (e.g., HVAC) and a valid driver’s license for golf‑cart operation.

Required skills

• HVAC knowledge and related certifications.
• EPA Type I, Type II or Universal refrigerant recycling certification.
• Ability to use internet, word processing, spreadsheet and database programs for reporting.
• Valid driver’s license (if required for property size).
