Leasing Manager – Sarasota

About the role

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Key responsibilities

• Ensures achievement of revenue and occupancy goals by directing marketing, advertising, sales activities, overseeing on‑site traffic, setting rent pricing and concessions, and monitoring daily leasing operations.
• Stays informed on market and competitor conditions, develops short‑ and long‑term marketing plans, and creates pricing, concession, and incentive strategies to boost traffic and leases.
• Develops print and internet advertising strategies, leverages technology to promote the community, and uses property‑management software to generate sales and leasing reports.
• Works with maintenance to ensure community appearance and safety, inspects “ready” units for marketability, creates mini‑models, and employs merchandising techniques to attract prospects.
• Participates actively in the leasing process: generates traffic, qualifies prospects, prepares lease documents, and completes move‑in procedures following company policies.
• Analyzes financial, traffic, and closing‑ratio reports to identify and resolve leasing performance issues, presenting findings to owners and business managers.

Required profile

• Must hold all state and local licenses required for leasing activities and possess a valid driver’s license for on‑site transportation.
• Ability to work a flexible schedule, including evenings, weekends, and holidays, and to be on‑call as needed.
• Physical ability to stand, walk, bend, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.
