Floating Leasing Manager - Owned Assets

About the role

The Floating Leasing Manager is responsible for coordinating marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals for owned assets.

Key responsibilities

• Perform all sales and leasing activities, including prospect qualification, tours, applications, credit and background checks, lease preparation, and move‑in coordination.
• Inspect apartments before move‑in, ensure readiness, and schedule maintenance as needed.
• Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and manage concessions and specials.
• Design and execute marketing initiatives such as resident referral programs, employer outreach, and internet marketing tools.
• Utilize property management software (OneSite, Yardi) to track availability, traffic, leasing activity, and resident data.
• Maintain show unit quality through daily inspections, merchandising, and coordination with maintenance.
• Follow up with prospects and residents to ensure satisfaction and support lease renewals.
• Respond promptly to resident and owner concerns, taking appropriate action or escalating as needed.

Required profile

• Valid driver’s license and ability to operate a golf cart on the property.
• Physical ability to stand, walk, bend, climb ladders, and lift up to 25 lb independently (50 lb with assistance).
• Willingness to work flexible hours, including evenings, weekends, and holidays, and to be on call.

Required skills

• Experience with property management software such as OneSite or Yardi.
