Community Manager – The Brook

About the role

The Brook is a stabilized garden‑style community of 162 units in Charlotte, NC. Greystar is seeking a Community Manager to oversee daily operations, lead the on‑site team, and ensure the property meets its financial and operational goals.

Key responsibilities

• Manage day‑to‑day property operations, including team supervision and resource allocation.
• Develop and monitor budgets, analyze financial statements, and prepare monthly financial reports.
• Set rent rates, collect rent and fees, process bank deposits, and ensure timely posting.
• Approve vendor invoices, verify insurance certificates, code charges, and coordinate with accounting.
• Control expenditures, maintain petty‑cash fund, and stay within approved budget limits.
• Oversee lease enforcement: approve applications, renewals, discounts, conduct inspections, issue notices, process evictions, and collect late fees.
• Monitor market and economic trends affecting the property and implement appropriate strategies.

Required profile

• Experience managing multi‑family residential properties.
• Familiarity with Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and related regulations.
• Strong analytical abilities to evaluate financial performance and market data.
• Effective communication and leadership skills for team and vendor coordination.
