Community Manager – Gravity

About the role

The Community Manager – Gravity will oversee day‑to‑day operations of a 325‑unit stabilized property in San Diego. You will lead the on‑site team, manage budgets, ensure compliance with housing regulations, and drive resident satisfaction.

Key responsibilities

• Develop and monitor property budgets, set rent rates, collect payments, and prepare monthly financial reports.
• Approve vendor invoices, manage petty cash, and ensure proper insurance documentation.
• Oversee lease administration, including applications, renewals, evictions, and fee collections.
• Analyze market trends and implement leasing and marketing strategies to meet occupancy and revenue goals.
• Maintain property standards through regular inspections, resident service request oversight, and coordination with maintenance staff.
• Supervise hiring, training, and performance management of property staff.
• Serve as primary contact for owners, providing property updates and responding to requests.

Required profile

• 4+ years of community manager experience, with at least 3 years using Yardi.
• Bachelor’s degree preferred in Business Management, Real Estate or related field.
• Strong knowledge of Fair Housing, ADA, Fair Credit Reporting Act, and California lease compliance.
• Ability to manage multiple priorities in a fast‑paced environment.

Required skills

• Proficiency with property management software (Yardi, Entrata, OneSite).
• Advanced Microsoft Office skills, especially Excel.
• Experience with internet, word processing, spreadsheet, and database management tools.
• Valid driver’s license for on‑site vehicle operation.
