Lease‑Up Service Technician

About the role

The Lease‑Up Service Technician ensures that the physical aspects of the property—including buildings, grounds, amenities and common areas—meet Greystar’s standards for cleanliness, safety and functionality during the lease‑up phase.

Key responsibilities

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to policies, safety standards and code requirements.
• Execute the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor coordination, supply procurement, repairs and final inspection.
• Maintain inventory of tools, supplies and equipment, track usage and notify supervisors of re‑order needs.
• Assist with grounds upkeep, pressure‑washing, general cleaning and painting of curbs and signage.
• Support cost‑control by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• 1‑2 years of property maintenance experience with general electrical, plumbing and painting skills.
• Ability to work flexible schedules, including evenings, weekends, holidays and on‑call duties.
• Physical ability to stand, walk, climb ladders, lift up to 25 lb independently (50 lb with assistance) and work in all weather conditions.

Required skills

• EPA Type I, Type II or Universal refrigerant recycling certification.
• All state and local certifications required for service technicians.
• Valid driver’s license (for golf‑cart operation where applicable).
