Community Manager for a 176‑unit Apartment Community

About the role

The Community Manager oversees daily operations of a 176‑unit stabilized apartment property in Oceanside, California. This full‑time, onsite position ensures financial performance, resident satisfaction, and compliance with company policies and housing regulations.

Key responsibilities

• Manage budget development, rent collection, financial reporting, and bank deposits.
• Approve vendor invoices, verify insurance certificates, and coordinate payments.
• Oversee lease enforcement, resident applications, renewals, inspections, evictions, and fee collections.
• Analyze market trends and implement leasing strategies to meet occupancy and revenue goals.
• Respond to resident requests, resolve complaints, and ensure high satisfaction and retention.
• Supervise property staff, conduct hiring, training, performance management, and maintain standards for maintenance and service.
• Maintain owner relationships through property tours, performance updates, and addressing owner requests.

Required profile

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4‑6 years of relevant experience, including 3‑5 years of community management.
• Ability to manage multiple priorities in a fast‑paced environment.
• Strong communication, conflict‑resolution, and customer‑service abilities.
• Valid driver’s license for operating a golf cart on‑site.

• Proficiency with property‑management software (Entrata, Yardi, OneSite).
• Advanced use of internet, word processing, spreadsheet, and database programs.
• Licenses and certifications required by state and local jurisdictions.
