Community Manager – Aqua

About the role

The Community Manager – Aqua will oversee daily operations of a stabilized garden‑style property in Sandy Springs. Reporting to senior management, you will lead the on‑site team, ensure financial targets are met, and maintain compliance with Fair Housing, ADA and other regulatory standards.

Key responsibilities

• Develop and monitor the property budget, analyzing financial statements and market data.
• Set rent rates, collect payments, process bank deposits and prepare monthly financial reports.
• Approve vendor invoices, verify insurance certificates, and manage petty‑cash expenditures.
• Oversee lease administration: approve applications, renewals, discounts, conduct inspections, enforce notices, and coordinate evictions.
• Analyze market and economic trends to adjust short‑ and long‑term strategies.

Required profile

• Proven experience in multifamily property management.
• Strong knowledge of Fair Housing, ADA, and related regulations.
• Ability to manage a team, vendors and day‑to‑day operational tasks.
• Excellent analytical and financial reporting skills.
