Assistant Service Supervisor – Lease Up

About the role

Assistant Service Supervisor supports the physical upkeep of Wardman Park, handling resident service requests, preventative maintenance, and preparing vacant units for lease. The role ensures safety, cleanliness, and functionality of the property’s buildings, grounds, and amenities.

Key responsibilities

• Complete work orders and preventative maintenance, diagnosing issues and performing repairs in line with policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including inspections, punch‑list creation, vendor coordination, and final quality checks.
• Maintain inventory of supplies, tools, and equipment, tracking usage and notifying the maintenance supervisor of re‑order needs.
• Perform grounds and common‑area upkeep such as trash removal, pressure‑washing, general cleaning, and painting of curbs and signage.
• Inspect contractor and vendor work to verify compliance with quality standards and specifications.
• Participate in safety meetings, complete OSHA training, and report accidents promptly.

Required profile

• Ability to stand, walk, bend, climb ladders, and lift up to 25 lb independently (50 lb with assistance) in various weather conditions.
• EPA Type I, II or Universal certification for refrigerant recycling and any state/local certifications required for service technicians.
• Valid driver’s license for operating a golf cart on the property when needed.
• Flexibility to work evenings, weekends, holidays and respond to on‑call service requests.
