Service Supervisor – Avenue 900

About the role

The Service Supervisor ensures that the interior and exterior of the community, including grounds, amenities, and common areas, meet Greystar’s standards for cleanliness, safety, and functionality. This full‑time position oversees maintenance work, vendor coordination, and preventative programs.

Key responsibilities

• Complete work orders from resident requests, diagnose issues, and perform repairs according to policies, safety standards, and code requirements.
• Manage the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for the appearance of grounds, building exteriors, signage, parking areas, and other common spaces.
• Inspect work performed by team members and contractors to ensure compliance with quality and scope.
• Maintain inventory of spare parts and maintenance supplies, collaborating with the Community Manager on budgeting.
• Execute monthly preventative maintenance tasks and support cost‑control initiatives.
• Conduct safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other regulations.

Required profile

• High school diploma, GED, or equivalent experience.
• Experience in property‑management maintenance or a related trade.
• Ability to use hand tools, power tools, mechanical equipment, and measuring devices safely.
• Strong logical problem‑solving and customer‑service skills.
• Proficiency with internet, word processing, spreadsheets, and database programs; property‑management system experience preferred.

Required skills

• EPA certifications Type I and II or Universal for sealed HVAC systems.
• Hand‑tool and power‑tool operation, including mechanical equipment and user‑moved aids.
• HVAC system testing, refrigerant handling, and pressure measurement.
• Valid driver’s license for operating a golf cart on the property.
