Senior Maintenance Supervisor – Kapilina Apartments

About the role

We are seeking a Senior Maintenance Supervisor to lead the technical and mechanical operations for Kapilina Apartments in Ewa Beach. Reporting to Greystar’s property management team, you will ensure that all building systems, grounds, and common areas meet the company’s standards for safety, appearance, and functionality.

Key responsibilities

• Manage and coordinate all maintenance work orders generated from resident requests and routine upkeep.
• Oversee the “make‑ready” process for vacant units, including inspections, punch‑list creation, vendor scheduling, and final quality checks.
• Develop and enforce standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas.
• Inspect work performed by internal staff, contractors, and vendors to ensure compliance with policies, safety codes, and quality specifications.
• Maintain budgetary control, track expenses, and contribute to achieving financial goals, including a 15% annual bonus potential.
• Provide on‑call support and be available for weekend, day, and night shifts as required.

Required profile

• Minimum 5 years of experience in a Maintenance Supervisor role, preferably overseeing large teams.
• Proven ability to multitask in a fast‑paced, on‑call environment.
• Strong knowledge of building systems, safety standards, and code requirements.
• Excellent organizational and inspection skills.
