About the role
The Resident Services Manager supports the Kapilina Beach Homes community by handling resident inquiries, service requests, and administrative tasks. This position aims to boost resident satisfaction and retention while ensuring smooth daily operations.
Key responsibilities
- Resolve resident complaints and questions about rent, fees, and services promptly.
- Return calls on all service requests within 24 hours.
- Create and distribute resident communications such as newsletters, surveys, and lease violation letters.
- Organize resident events, welcome gifts, birthday cards, and unit visits.
- Maintain daily curb appeal, landscaping, office appearance, and ensure leasing spaces are ready for tours.
- Review nightly reports from Courtesy Patrol and Valet Living, following up on incidents and lease violations.
- Monitor front‑desk phone and email, responding to messages as needed.
- Prepare access keys/fobs for new moves and assist with vendor coordination during emergency maintenance.
Required profile
- 1–2 years of experience in leasing or property management.
- Preferred Hawaii Real Estate License.
- Familiarity with Yardi or similar CRM systems.
- Proficiency in Microsoft Outlook, Teams, and Excel.
- Eligibility for commission or bonus through Greystar’s Monthly Incentive Program.
