Maintenance Technician – Central Square (Watermark)

About the role

The Maintenance Technician ensures that the physical aspects of Central Square at Watermark meet Greystar’s standards for cleanliness, safety, appearance, and functionality. Working Monday‑Friday, the role involves responding to resident requests, performing preventative maintenance, and preparing vacant units for new occupants.

Key responsibilities

• Complete work orders generated from resident service requests and perform preventative maintenance, diagnosing defects and repairing according to policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Manage inventory of tools, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors of re‑order needs.
• Document service requests accurately and promptly to ensure proper tracking.
• Assist with grounds and common‑area upkeep such as trash removal, pressure‑washing breezeways and pool areas, general cleaning, and painting of curbs and signage.
• Support cost‑control initiatives by repairing rather than replacing parts when feasible and using materials efficiently.

Required profile

• Ability to follow established procedures for safety, quality, and code compliance.
• Strong organizational skills for tracking work orders, inventory, and documentation.
• Willingness to work a rotating on‑call schedule as needed.
• Physical capability to perform manual labor, lift equipment, and work outdoors.
