Maintenance Supervisor – 810 NINTH Community

About the role

The Maintenance Supervisor will oversee technical and mechanical work to ensure that the 810 NINTH community in Durham meets Greystar’s standards for cleanliness, safety, appearance, and functionality. This full‑time position works Monday‑Friday with a rotating on‑call schedule, supporting both resident requests and routine property upkeep.

Key responsibilities

• Assist and complete work orders generated from resident service requests, diagnosing defects and performing repairs in line with policies, safety standards, and code requirements.
• Oversee the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch‑list creation, vendor coordination, supply procurement, maintenance tasks, and final inspections.
• Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas.
• Periodically inspect work performed by service team members, contractors, and vendors to ensure compliance with quality standards, scope, and specifications, and create corrective action plans as needed.
• Maintain adequate inventory of spare parts and maintenance materials, collaborating with the Community Manager to order supplies while staying within budgetary guidelines.
